Harmony Homes in Curubandé: What You Get and What It Costs

A plain-English guide to Harmony, a gated new-construction community near Liberia: the nine models, what a finished home really costs, what's included, and what you still need to budget for.

Most of what I write about is the coast. Harmony is different, and I get asked about it often enough to deserve its own guide: it's a planned, gated community of new-construction homes in Curubandé, inland from the beaches, near Liberia and Rincón de la Vieja National Park. This post explains what it is, what each model costs when you add the land, and what to ask before you decide. Where Harmony Is (and Isn't)

Harmony is in Curubandé, in the Guanacaste countryside. From here it's about 20 minutes to Liberia city, about 35 minutes to the Liberia airport, and about 50 minutes to Playas del Coco. Rincón de la Vieja National Park, its hot springs and the Río Colorado canyon are minutes away.

It is not a beach community, and that is the honest trade-off. What Harmony Is

Harmony is a planned, gated home community of generous 8 × 30 m lots (240 m²) surrounded by tropical greenery. Phase One is 36 homesites along a main paseo, and the site plan also shows a future commercial space. Every home is built by Construgar, an established Guanacaste builder, on elevated foundations with a steel structure and natural wood finishes, designed for the climate. Community features include private, secure parking at every residence, landscaped outdoor spaces, walking and jogging trails, and smart utilities and connectivity. Harmony has also been featured on HGTV's World's Bargain Dream Homes; the episode streams on HBO Max.

Watch Your Price Build as You Choose

One of the things I like most about Harmony is that the numbers are never a mystery. In the builder on my Harmony Homes page, the price starts adding up the moment you pick your lot. Then you choose the size of your home, then the size of your pool, and every choice updates your total on the spot. You decide how much you want to spend, and you can change any choice to see how the number moves, before you talk to anyone.

  • Your lot. Choose one or two 8 × 30 m lots. Your price begins to take shape with this first choice.
  • Your home. Pick a model, from a 20 m² studio up to the 121 m² Narime Plus, and watch the total rise or fall with the size you choose.
  • Your pool. Add a 9 m² or 12 m² pool, or none at all, and see exactly what it adds.

The Nine Models

The models run from a 20 m² garden studio to the 121 m² Narime Plus. Each is priced individually, and a lot with land and site works is added on top. The table shows the model price in colones and the approximate all-in price on one lot, at ₡455 per US$1.

The 45 m² comes in two layouts (A and B) at the same price. The 66 m² A is also offered as a modular build. The 66 m² A is the one I'd look at first for a couple or a small family: two bedrooms, two baths and a laundry area for about US$140,800 all-in.

What Every Lot Includes

The ₡18,162,390 lot-and-site-works charge (about US$39,900) is the same on every lot, whichever model you choose. It covers:

  • The 8 × 30 m lot (240 m²), with the lot cost included
  • A perimeter fence in decorated green mesh, up to 68 linear meters
  • Uncovered parking for two vehicles (36 m²)
  • Sidewalks and exterior paths, up to 25 linear meters
  • An access gate, up to 8 linear meters (the gate motor is not included)

What the Home Includes, and What It Doesn't

Each home is built on cylindrical concrete pilings with the floor raised above ground, structural steel floor, wall and roof framing, and a reinforced concrete slab floor. Also included: a septic tank and drainage system, electrical and water hookup up to 25 meters, complete electromechanical systems, and air conditioning (now included in every home). Finishes include porcelain tile floors, tiled kitchen and bathroom walls, gypsum interior walls, wood-board ceilings and eaves, an enameled sheet roof with gutters, aluminum-and-glass exterior doors and windows, melamine interior doors, and base and upper kitchen cabinets. Sinks, showers, toilets and faucets are included, subject to availability, along with basic light fixtures.

Not included: closets, beds, appliances, furniture and the gate motor. Budget for those separately.

Pools and Add-Ons

Extras are priced separately in colones:

  • 9 m² pool: +₡8,583,584 (about US$18,900). Construgar pairs this size with the module compounds.
  • 12 m² pool: +₡11,444,779 (about US$25,200). Construgar pairs this size with residences of 66 m² and up.
  • Covered (roofed) parking: +₡2,303,261 (about US$5,100)
  • Fire pit: +₡500,000 (about US$1,100)
  • Outdoor kitchen (1 × 3 m): +₡5,000,000 (about US$11,000)
  • Brick patio (5 × 5 m): +₡2,000,000 (about US$4,400)

If you want more land, a second lot gets 25% off in the builder.

Three Example Builds

Here is how the numbers stack up on one lot, using July 2026 prices and ₡455 per US$1. These are estimates; the builder gives the final quote.

  • Starter: the 45 m² one-bedroom, no pool: ₡52,867,622 (about US$116,200).
  • Couple or small family: the 66 m² A with a 12 m² pool: ₡75,505,501 (about US$165,900).
  • Largest option: the Narime Plus 121 m² with a 12 m² pool and covered parking: ₡114,964,555 (about US$252,700).

For comparison, in my Coco price-tier breakdown a furnished two-bedroom condo on the coast typically sits between $150,000 and $275,000. Harmony is a different product (new construction on your own land, inland), so compare the lifestyle as much as the price.

How Long Does It Take to Build?

Building a Harmony home takes about 7 to 8 months. Because the models are a set catalog rather than a custom design, there is no design phase to add to that timeline. The exact schedule for your model and lot is worth confirming with the builder before you commit, so you can plan your move, your flights and your budget around a real date.

Prices Are in Colones

The builder sets every Harmony price in Costa Rican colones. Dollar and Canadian-dollar figures are approximate, converted at ₡455 per US$1 and ₡323 per CA$1, so they move with the exchange rate. Who Harmony Suits

Harmony makes sense if you want a new, climate-designed home, your own 240 m² of land, and a quiet setting near Liberia, and you're comfortable being inland. It makes less sense if the beach is your daily plan. Because the models are a fixed catalog with published prices, you can see a realistic number before you start, which is harder to get with a fully custom build. If you're weighing a custom build against a finished home, read building vs. buying in Guanacaste first.

Questions to Ask Before You Buy

The Harmony page gives you the model and price. These are the things I'd confirm with you before you commit:

  • How the individual lot is titled and registered, and what a title search shows
  • Community rules and any fees for shared areas such as the paseo, trails and gate
  • Water and electricity: the source, the hookup distance, and the water availability letter
  • The payment schedule and the delivery date for your model (building itself takes about 7 to 8 months)
  • Which "up to" limits apply to your lot, such as the fence, paths and gate lengths
  • Whether to hold the property in your own name or a corporation

What's included in a Harmony lot and home?

Can I buy more than one lot?

Yes. The Harmony builder lets you choose one or two lots, and applies 25% off the second lot. You can place more than one home across your land, and there are 29 ready-made pairings of the nine models to start from.
